What Wyoming requires

  • The balance of the deposit and a written itemization of any deductions with the reasons go to the renter within 30 days after the rental agreement ends or 15 days after the owner receives the renter's new mailing address, whichever is later; if the unit is damaged the period is 30 days longer, and the renter tells the owner within 30 days where to send payment and noticeWyo. Stat. s. 1-21-1208 (a) (2026 statutes, Title 1) · Wyo. Stat. Title 1, Ch. 21, Art. 12 (2026 Wyoming Statutes, text)
  • The deposit may be applied to accrued rent, damage to the unit beyond reasonable wear and tear, the cost to clean the unit to its condition at the beginning of the rental agreement, and other costs provided by contractWyo. Stat. s. 1-21-1208 (a)
  • The rental agreement states whether any part of the deposit is nonrefundable, and the renter is told so in writing when the deposit is takenWyo. Stat. s. 1-21-1207
  • If the owner unreasonably fails to return the balance and itemization on time, the renter may recover the full deposit and court costs; a renter who damages the unit stays liable for damage beyond the deposit, with interest at 10 percent a year on unpaid amountsWyo. Stat. s. 1-21-1208 (c) · Wyo. Stat. s. 1-21-1211 (b)
  • The renter may not unreasonably deny access to, or withhold consent for, the owner, agent or manager entering to make repairs, inspect the unit, or show it for rent or saleWyo. Stat. s. 1-21-1205 (a) (iii)

The written itemization

Send the balance of the deposit and a written itemization of any deductions with the reasons within 30 days after the rental agreement ends, or 15 days after receiving the renter's new mailing address, whichever is later. If the unit is damaged, the period is 30 days longer. The renter tells the owner within 30 days where to send payment and notice.

What the deposit covers

Accrued rent, damage beyond reasonable wear and tear, the cost to clean the unit to its condition at the start of the agreement, and other costs provided by contract. The rental agreement states whether any part of the deposit is nonrefundable, and the renter is told so in writing when the deposit is taken.

The penalty and access

If the owner unreasonably fails to return the balance and itemization on time, the renter may recover the full deposit and court costs; a renter who damages the unit stays liable for damage beyond the deposit. The renter may not unreasonably deny the owner access to inspect the unit.

Common mistakes

  • Keeping a nonrefundable amount the renter was never told about in writing.
  • Charging to clean beyond the unit's condition at the start.
  • Listing deductions without reasons.
  • Missing the later of the two deadlines.
